FAQs

Unified Maintenance and Construction specializes in quick service restaurant build-outs and renovations, multi-unit franchise construction, commercial interior renovations, retail build-outs, and medical office and clinic renovations. Our work spans ground-up buildouts, tenant improvements, remodels, and refreshes across restaurant, retail, and commercial spaces.
-
We work with franchise owners, developers, brand teams, property managers, retail brands, restaurant operators, and construction managers who need reliable execution, clear communication, and accountability from pre-construction through closeout.
-
We combine self-performed work, project management, permit and municipal coordination, and a single point of contact from start to finish. We put significant effort into understanding project scope during the bid process to help reduce costly change orders and unexpected material costs. With over 20,000 square feet of warehouse space, clients can pre-ship materials to us ahead of a project. And our team follows projects all the way through closeout and certificate of occupancy — clients are not left chasing final details on their own.

Schedule control is one of our core strengths. We build detailed project schedules from the start, track milestones closely, and communicate proactively when something may affect timing. For franchise and QSR clients, we understand that missed opening dates have real cost consequences, and we manage accordingly.
-
Yes. We are familiar with the brand standard requirements common to national QSR and retail franchise systems and work within franchisor-specified materials, finishes, and construction guidelines. We coordinate with franchisors and their representatives as needed throughout the project.
-
Yes. We operate over 20,000 square feet of warehouse space at our Bloomfield, New York facility. Clients can pre-ship custom materials, equipment, and millwork directly to us ahead of construction. We receive, organize, and store those items and deliver them to the job site as needed. This reduces job site congestion, protects long-lead items, and helps maintain tighter construction schedules — especially valuable for multi-location programs and QSR build-outs where coordinating deliveries to an active or not-yet-ready job site adds unnecessary complexity and risk.
-
Our responsibility does not end at substantial completion. Unified Maintenance and Construction provides punch list coordination, closeout support, and warranty follow-through to ensure a smooth handoff. Our team supports the process through certificate of occupancy and remains available throughout the warranty period to address outstanding items — so clients are not left chasing final details on their own.
-
Our projects range from smaller tenant improvements and targeted renovations to full commercial build-outs. We are well suited to mid-size commercial projects, particularly in the restaurant and retail space, and to programs involving repeat work across multiple franchise locations.
-
